I think it's a bit optimistic fo the 2nd one: need to factor insurance (~$500) , maintenance of AC , water boilers, appliances etc ... the HOA seem really low , I would not be surprised they increase it regularly. A new property tax regime may also be on the horizon after a tax exemption applied for the first few years of the building. Occupancy 92% seem rather on the high side. Finally rental is taxable with the DGI as Panama sourced income.
